7 years ago, after I read “Rich Dad Poor Dad” after graduating from collage, I thought real estate was my ticket to financial freedom before age 30 (even had my post-early-retirement plan done). I went all in to real estate deal.

But that got me in debt when the broker didn't mention a hidden pipe leak under the house, And the first renovation team (introduced by the broker) vanished after paying the deposit.

Worse still, the next crew demanded double the original quote to complete the renovation. And even worse, cash flow dried up quickly because the property was unsuitable for renting out. Payments piled up while income was nowhere to be seen.

I was stuck staring at a half-finished property and a mountain of bills (and even worse, I borrowed from my family for that deal, so I could not pay back the $ to someone who trusted me).

That felt deadly stuck -- darkest days of my life.

Even thought about suicide...

So I started over at age 31, in debt.
